BFT Access Control Installation: The University Park Owner’s Guide

We install BFT access control boards, receivers, keypads, and photocell kits across University Park, and most of them are done the same day we arrive. A typical BFT access control installation in University Park runs $380 to $690 installed, depending on the part and the amount of low-voltage wiring involved. The price is agreed before we touch a single screw, and the work carries our written 90-Day Done Right Promise. What we usually hear on the phone is that the gate stopped responding to a remote, the keypad went dark, or the gate started opening on its own in the middle of the night. Those are the calls we answer at (936) 259-0479, 24 hours a day.

Which BFT Models This Applies To

BFT has been building gate automation since the 1980s, and we work on the full spread: the older Phobos and Rigel series, the Deimos and Aries swing arms, the Icaro and Lux series, and newer BFT sliding-gate boards running on 24V logic. The control board is often what goes first, and here is the compatibility gotcha most owners learn the hard way: a BFT board from a Deimos BT will not drop into a Phobos N without rewiring the limit-switch logic, even if the plugs look close. Motor voltage matters more than the case shape.

We also install the access side of the system, which is separate from the motor board: BFT’s Mitto receivers, the Clonix family of remotes, the RADIUS LED keypads, and the in-ground and surface-mount safety photocells. For owners on a budget, we stock quality aftermarket remotes and edge sensors that pair cleanly with BFT receivers. For control boards and the radio receiver itself, we recommend original BFT parts, not clones. The clones are getting better, but we have pulled too many off-campus boards that drifted off frequency in the Texas summer heat. Ironworks Gate Co. is an independent service provider; we are not affiliated with BFT, we just keep their systems running.

Signs Your BFT Access Control Installation Is Failing

Access control parts rarely fail all at once. They usually start subtle, and the symptoms below are the ones we hear most from University Park homeowners before we roll a truck.

  • The gate ignores the remote until you are 10 feet away. This is usually a failing Mitto receiver or antenna placement, not a weak battery. On BFT systems the receiver often lives inside the metal control box, and over time that box fills with enough Texas dust and insect nests to choke the range.
  • The keypad lights up but does not trigger the gate. The keypad is sending, but the receiver or the board’s access relay is not listening. Sometimes the access relay on the board has burned contacts; more often a photocell was wired in series with the keypad input and has failed open.
  • The gate opens for no one, but the motor still hums when the board is jumped. That points straight at the access control path: a dead receiver, a blown access-relay, or a failed safety edge that the board interprets as a constant obstruction.
  • One remote works and another does not, and reprogramming fails. Remotes can simply die, but when new Clonix remotes refuse to pair, the receiver memory is often full or the receiver itself has gone deaf. We see this a lot on gates that had five or six remotes programmed over the years.
  • The gate intermittently opens or stops without any command. When a photocell shorts or a board’s access terminal develops a partial failure, the gate can behave as if someone pressed a button nobody pressed. This is the symptom that sends owners out to the driveway with a lump in their throat at 2 a.m.

Replacement Cost & What’s Included

In University Park, expect $380 to $690 for a complete BFT access control installation, part and labor included. A receiver-only swap lands on the lower end. A new control board plus a keypad plus photocells lands on the upper end. Here is the honest breakdown:

  • BFT receiver or keypad installation: $380 to $480 installed.
  • BFT control board installation: $520 to $640 installed.
  • BFT photocell pair installation: $180 to $260 installed.
  • Full access control retrofit (board, receiver, keypad, edges): $640 to $760 installed, depending on wire runs.

The range reflects the wiring that University Park houses actually have. Some of these homes were built in the 1930s and 1940s, and we are often running fresh low-voltage cable through brick and masonry to reach a keypad. Every quote is parts plus labor, written down before we begin, and the 90-Day Done Right Promise applies to it in full. Victor Salinas is the man who stands behind that promise, and he has spent nearly three decades working gates in these neighborhoods.

DIY or Call Us?

You can safely do a few things before you reach for the phone, and we would rather you not spend money if the fix is a ten-dollar fix. Check the keypad for moisture behind the mounting plate. Check the breaker. Look at the photocell lenses for dirt, spider webs, or a sprinkler that soaked them again this week. Those are all real University Park issues we find on service calls.

What you should not do is open the control box and start probing a 120V board. BFT boards carry line voltage near the transformer, and the access relay terminals are tight and easy to short. A wrong jumper can burn the board and the receiver at once, and we have replaced several boards this year after well-intentioned owners turned a $400 repair into a $700 one. Tell me what it is doing, and I will tell you what it needs, no more, no less. That is still the offer. Call (936) 259-0479 before you dig in.
